Booking confirmation: your reservation is binding as soon as the confirmation of reservation is returned to us signed, either by e-mail, fax or mail.
Arrival and departure
Apartments will become available from 14.00 on your arrival. We kindly ask you to vacate them by 10.00 a.m. on your departure.
Travelling by train or bus? Let us know in advance: we will come and pick you up from Marlengo or Untermais-Merano train station for a small fee.
Electricity, water, heating, kitchen utensils and kitchen cloths, towels and bed linen are all inclusive in the apartment price.
For €15.00/day we offer a daily apartment cleaning service (kitchen excluded).
For occupancy of only one person we charge the same as two persons.
Non-smokers: ours is a non-smoking Residence. We kindly ask you not to smoke in the apartments, in the sauna, pool or bar. You are, however, allowed to smoke on the balcony or terrace of your apartment.
We offer newspaper services on request.
A hearty and varied breakfast buffet is served from 7:30 to 10:00 in our dining hall. You can also breakfast on our panorama terrace with a view on Merano when the weather is good.
Your pets are welcome in our Residence. We charge an extra fee of € 15.00 per day excluding food. We kindly ask you to bring a blanket and a doghouse from home.
Upon request we will provide a high chair and a baby bed for children in your apartment.

Payment options: we accept cash, credit card (Visa, Eurocard)(except American Express and Diners). The bill can be paid in cash. Please note that according to the Italian law art. 12 DL no. 201/2011, there is a limit of € 2,999.00 for cash payments.
Local tax: From January 1, 2014, local tax was introduced in South Tyrol and is levied per guest and night by the hotel. This communal tax amounts to € 2.30. Children and adolescents under 14 years are exempt from this tax. The local tax is due on departure and is shown separately in the bill.
A cancellation is free up until one month before arrival.
Cancellations within two weeks before arrival will be charged 50% of the total agreed price (excluding meals), up until one week before arrival: 70%
The entire agreed price will be charged for cancellations within the last week before arrival, for late arrivals and early departures.
Sometimes things can go wrong and you might be forced to cancel your holiday or end it earlier than expected. Besides the disappointment you will have to deal with cancellation fees. This is why we suggest you sign up for a holiday travel cancellation insurance.
